Is there a free trial?
Yes — every plan starts with a free 7-day trial, so you can try PorchLight with your own community before you commit. When the trial ends it rolls into the plan you chose; cancel anytime before then, no commitment.
What does “per door” mean?
You pay per home/unit in the community per month — the way HOAs and managers already think about cost. The rates shown are starting prices; larger communities get volume pricing, so book a demo and we'll tailor it to your size.
Is there a contract, and is there any lock-in?
After your free trial it's month-to-month — no setup fee, no long-term lock-in, cancel anytime, never a multi-year commitment. You'll sign a straightforward service agreement that protects both you and your association, and we'll help you migrate for free.
What about payment & messaging costs?
Your association keeps 100% of the dues it collects. Online payments carry a small, flat service fee that's always shown to the payer upfront — never buried in your statements — and you choose whether residents pay it or you cover it. In-app and email notifications are included free.
Can I use Rentals on its own, or only with an HOA plan?
Both. Add Rentals to any HOA plan, or run it completely standalone if leasing is all you manage — either way it's billed per rented unit per month (≈$15/unit). Screening reports and listing syndication are à la carte, always shown upfront, and owner-occupied homes are never charged.
